Hello, i want to get my licence to sell commercial real-estate and aside from doing the real-estate courses provided by OREA, what other type of education would you recommend i have? I'm not interested in a bachelor's degree as i'm not doing this to get hired, but to understand and be capable of doing the tasks that are a part of a commercial real-estate agent's day.
I know i'll need: negotiating skills, interpersonal skills, self-discipline and time management, communication skills (verbal and written), marketing skills, and general business knowledge.
I'm thinking more of a certificate or a diploma.

For the indirect method of creating the cash flow statement, why are the rules listed below true?
Decrease in noncash current assets are added to net income
Increase in noncash current asset are subtracted from net income
Increase in current liabilities are added to net income
Decrease in current liabilities are subtracted from net income
Expenses with no cash outflows are added back to net income (depreciation and/or amortization expense are the only operating items that have no effect on cash flows in the period)
Revenues with no cash inflows are subtracted from net income
Nonoperating losses are added back to net income
Nonoperating gains are subtracted from net income

I want to start a social-network-like website, and i need ot start it soon. With functionality similar to digg.com's, but way less features, what would the cost be to have a developer write it in PHP and MySQL? How can i learn anything they are trying to teach in University, if they are making you read 1 month's worth of content in a week? Right from the very first day we have been learning content at an extremely fast pace and in mass quantities. How the hell is anyone supposed to learn this way?
