Flipping houses in Canada is illegal. Realtors have a duty to sell the house for the highest value. Unless Canada's laws have changed recently... and that's too much research for this arena.

There is no rule, but if you keep doing it and that looks to the income tax people to be your source of income, you might have to pay capital gains tax on each sale.
