Do roofs ever cave in without warning?

    Not too often unless there is something like a hurricane.

    Happens all the time if you get a freak snowstorm that drops a huge amount of snow on an area where the building codes don't require designing for it.

    By law, roofs must send you a 6 week advanced notice of collapse and if they collapse without doing this they are, by law, required to sit there for years. If you believe this, then I guess no one can help you.

    There will be warning. You will hear or see the failure progressing through its early stages before it completely fails.

    But you have to be paying attention. The signs can be very subtle.

    No, not if they are constructed properly. It really only happens due to the neglect of the homeowner or building owner.  This can either be neglect in maintaining the grounds (as in a tree falling on it) surrounding the property or the structure itself.
