Can a realtor live in a house they are showing?

I'm a relatively new realtor and recently contracted to sell a home.  The owner isn't living there now as she moved across town.  I was thinking of living in the house I am showing for the time being until it sells and do not want to mention it to the seller.

Haven't you any ethics?  The seller is selling the house - free and clean of use, in its current condition.  You have no business moving in or allowing anyone else in the house, outside of showing it to a prospective buyer.  If you don't have the ethics and morals to perform your job as a realtor, then turn in your license and go and dig ditches for a living.
