Why did area malls and shopping centers shut down in the 1990's, early 00's when black population got over 50% in that particular area?

Facts do not lie. What happened to these malls? Why did the shopping centers in rural areas stay open vs city?

    Either they weren't "profitable enough" or were expected to not be profitable enough.

    I'm guessing it's because the crime rate increase 3x.
