If you just lift heavy weights and eat a healthy diet at a caloric deficit, will you lose weight or just fat?

That would depend on the specifics of the diet.

It really depends on what your BMI is and for how long you do it for. Over the long term you'll lose body weight and size by lowering your body fat but at the same time you'll be adding muscle. Muscle occupies 1 eighth the space of body fat. For example a pound of fat is about the size of a small grapefruit while a pound of muscle is the size of a tangerine. Your clothes may well be loser fitting while it appears that you have lost little weight on a scale.
